Strategic Positioning
NOVERIX consolidates the infrastructure that typically represents the greatest challenge in hyperscale development: high-voltage power, cooling water, fibre connectivity, development-ready land and logistics. Bringing these critical assets together within one operational campus materially reduces project complexity, development timelines and execution risk.

Power Infrastructure
NOVERIX is built on a site that has operated at a sustained load of approximately 220 MW for years - a flat, round-the-clock industrial draw closely comparable to a large data centre campus.
Reliable, high-capacity power infrastructure is fundamental to large-scale data centre operations. NOVERIX benefits from established high-voltage infrastructure already available on-site, providing a strong foundation for phased and scalable development.
Grid and substation capacity and phasing
- Two independent 220 kV transmission lines, each rated at 590 MVA.
- Dedicated high-voltage substation, with the two connections terminating on separate busbar sections.
- Two transformers supply the internal distribution network.
The power architecture is planned around an N+1 redundancy principle, with additional transformer capacity introduced for each development phase to support resilience and operational continuity.
- National 220 kV grid
- High voltage substation
- 10 kV internal distribution network
- Data Centre Load
Cooling
The site benefits from established water infrastructure, with direct access to river and groundwater resources and secured water permits - supporting large-scale cooling requirements while established utility infrastructure reduces construction complexity.
Connectivity
NOVERIX connects to major European interconnection hubs over established regional fibre infrastructure. Measured round-trip times to key hubs confirm strong performance from the campus's regional connection point.
Round-trip times (RTT) from Zagreb to major European interconnection hubs:
- Frankfurt 17-20 ms
- Milan 19-30 ms
- Amsterdam 23-26 ms
- London 28-36 ms
Mostar-Zagreb measures at 12 ms over the existing business connection at the site; dedicated connection is expected to improve on this figure.
Additional route diversity is achievable through a short, well-defined fibre extension, offering further resilience beyond the campus's existing connectivity.
Location
Located at the crossroads of Central and Southeast Europe, NOVERIX provides a strategic gateway to major European digital and economic hubs.
The campus is positioned within reach of key regional gateways including Zagreb and Belgrade, with onward connectivity towards Frankfurt, Milan, Amsterdam and London, placing major Central and Western European markets within the wider connectivity ecosystem.
Its location combines proximity to the European Union with the space, power availability and infrastructure required for large-scale data centre development.
For hyperscale and AI infrastructure operators, NOVERIX offers a compelling combination: a development-ready industrial platform at scale, positioned to serve European workloads while remaining connected to the continent’s principal digital corridors.
Security & Resilience
Secure by design. Built for continuity.
NOVERIX is conceived as a secure, resilient hyperscale campus designed to support the demanding operational requirements of AI, cloud and mission-critical digital infrastructure.
Located within a controlled industrial environment, the campus benefits from the ability to establish dedicated security perimeters, controlled access zones and layered physical protection across individual development plots.
Resilience is embedded in the campus concept. Existing high-voltage infrastructure, multiple transmission connections, an on-site substation, scalable utility infrastructure and fibre connectivity provide the foundation for a robust architecture designed around operational continuity and future redundancy.
The scale of the site enables critical infrastructure to be physically separated and independently configured, allowing operators to implement security, power, cooling and connectivity architectures according to their own technical and operational standards.
From physical security and infrastructure resilience to operational continuity, NOVERIX provides the foundation for infrastructure designed to remain secure, available and scalable.
